We are excited to announce that the Spanish site is up and running as of a few days ago and so Spanish speaking people from all over the world can now read your listings in their language using the translation tools. We have already seen a lot of extra traffic and hits on the data base. We are expecting that traffic will jump up even more when we start promoting www.propiedades-internacionales.com.

As a side note we have been having difficulties with uploading photos. We are working on the problem currently and should have that resolved soon.

Can I make money as a hobby investor?

I would love to say that you can and it would be true. There are a lot of people that own properties on the side and they do ok with it, but I have to wonder why don't they keep growing so that they can become financially free? Why stay small if you are already doing so well? The excuses are many but the only thing that I can think of is that they are comfortable where they are.

Correct me if I am wrong, but the only way that we can get different results in our lives is to do things differently than we have done in the past. Changing our habits is a difficult thing but it is possible if we want to be the millionaire next door.

So how do we translate our small investments into real estate millions? Knowledge...pure and simple we need financial education to make the transformation from a hobby to a professional.

We have over 600 free articles that can teach you all of the ABC's to real estate investing. Get that knowledge and then take it to the next level by joining a real estate club and get around other investors that can teach you from their experiences. You may get lucky and find a mentor that will take you under their wing and make you a millionaire.

We broke the $2 billion US Dollar mark!

Our goal was to list over $100 million US dollars worth of properties within our first month and thanks to you our clients from all over the world not only did we reach the $100 million US dollar mark, we completely smashed that goal by listing just over $2 billion US dollars worth of real estate.

Our next goal is to add an XML data reader so we can bring online additional listing tools for brokers that list many properties at a time. Check back with us as we are working on this now. Once we have that online we should be bringing on an additional 10,000+ properties to search through.

Also we will be launching "www.propiedades-internacionales.com" in the next couple of weeks that will increase exposure to your properties to a whole new market segment. It will be completely in Spanish focused on Spanish speaking investors and Real Estate brokers from around the world.

Why pay 6%-10% to a broker when you can list the property just as they do and where they do? The Internet is quickly becoming the medium of choice by property owners and real estate professionals alike to market and sell large and small property transactions. There are multiple sites out there that cater to professional and for sale by owners.

As the world moves to a global economy so do the opportunities to market and find buyers from all 4 corners of the globe. From the boom in Asia to North American and European markets savvy investors are coming to grips that more and more investors are showing up from everywhere. Agricultural land in Argentina is being purchased from investors in Europe and the Middle East. Hotels in Thailand and Indonesia are being purchased from investors in the USA. Big money is going where the returns are high and the markets are stable.

Yard signs and flyer's are helpful but highly ineffective in selling your property in today’s global market. What you need to understand is how qualified buyers are looking for your property. They begin their search by doing a market analysis of the types of properties that they are looking for in the areas they would like to invest in. Then they gather information on several comparable properties to choose the best one available that meets their investing criteria. Then they will enter into negotiations with one to four potential candidates to find the one that they are looking for. Once they find the right property then they will close on the property.

It is easy to see why the Internet has become the tool of choice for buyers. They can do all of those steps without ever leaving their office. They don’t even have see or inspect the property before they enter into negotiations. Once they narrow down their search to 1-2 properties then they can inspect those properties saving them time and effort. So the question needs to be how do I position myself so that investors can #1 find the property #2 see it in a light where they will like to enter into negotiations and then #3 take as much cash from the closing table as possible.

There are many options for listing your property to get maximum exposure. Real Estate websites that start from local and then can reach national and international markets. Then you need to take a look at cost versus benefit. Do they reach the target investors that will be interested in my property? Are these websites easy to navigate so that potential investors will be able to easily find my property? One of the things to keep in mind when making sure that investors can find your property is that listing on one website will probably limit your ability to get the exposure that you are looking for. Choose 4-5 different websites to list with and then focus on presenting the property in the right light.

Presenting your property in the right light is essential to finding the right investor. If the property is in poor condition and the investor will need to do significant repairs to the property make sure that you mention that but then focus on the potential, the great location, etc. Take photos of the property that will show the property in the best light. Take lots of photos and then choose the best 5-10 photos to include with the listing that shows your property in the way you would like the investors to see.

Taking Cash from the closing table is all a matter of negotiations. If you have done your job in presenting the property in the best light possible then negotiations will generally run smoother and you should net more from the closing table. Make sure that you always have competent legal counsel even if you are working with a real estate broker. We can’t stress the importance of legal counsel that focuses on real estate enough, as they will make sure that you are protected. They are inexpensive in comparison to brokers and doing the deal wrong. Your legal counsel should be involved from the beginning of negotiations all the way through and a word of caution; do not try to save money by using the buyer’s lawyer to represent you.

In conclusion the process is becoming ever more complex and working with a qualified real estate brokers seems like the only option. It is easier than most people think and can be done if educated properly. Take time to do a little research and you will quickly find that doing it yourself is a viable alternative to high priced real estate professionals.

The Secret Is Out On Argentina Real Estate

I know that some of you don’t even know where Argentina is so it isn’t a surprise that you wouldn’t own or think to own Argentine real estate. What is surprising is that it has remained a secret for such a long time. Where else in the world can you find lots and lots of quality land, a stable government and low price per acre? The reality is that you can’t except for in Argentina.

The population of the world is exploding, the needs for food and energy is increasing. Along with that, cities are expanding at record pace and are consuming the surrounding agricultural lands in the process. Thousands of prime agricultural acres are lost every year and unused land is harder and harder to find not to mention more and more expensive. Just looking at China they are losing land to not only expanding urban sprawl but to pollution.

Argentina is the 8^th largest country in the world but its population is the 30^th and is not evenly distributed. Buenos Aires contains 1/3 rd of the nations population and most of the population is concentrated in big cities. That leaves millions of acres of prime agriculture/ranching land open and uninhabited. It also means that large tracks of land are intact and can be sold in one lump sum. It isn’t uncommon to find 30,000-100,000 acres for sale at unbelievably low prices (in the $25/acre - $100/acre range for good land but hilly and $500/acre - $1000/acre for high quality flat land).

Argentina has abundant quality land, abundant water and abundant resources all at the lowest prices in the world. Now with Bio-diesel becoming the next dot com industry, South America and in particular Argentina has the potential to be the top producer in the world. There are already companies in Argentina that will buy everything produced from Soy growers to use in Bio-diesel production. They are even going to property owners that are not doing anything with their properties and asking them to produce because demand is far greater that supply.

That doesn’t only apply to Bio-diesel; there are natural resource reserves that haven’t been discovered yet. There are great energy projects, ranching opportunities, government projects that are all going unexplored and un-funded. Argentina is a land full of opportunity and is prepared to return to world prominence. The citizens are educated; the government has taken very positive steps all in the effort to return to their former world prominence.

You may have heard of Juan and Evita Perón. They were the leaders of one of the most economically powerful nations on the earth (7^th to be exact back in the 1930’s). They were on pace with USA, Canada and Australia. Instead of moving forward as these other countries have they spun out of control, which set them back by decades. This ultimately ended in the downfall of the country economically. Now after 60 years the country is finally getting back on its feet and is becoming a world player again.

The secret is out that Argentina has the land, the right prices, the economic stability and the will power to bring in outside investors. As an outside investor there is an opportunity to trade in your high priced land, and purchase high quality land at a fraction of the price. As you know with any good deal they normally don’t last very long.

The outside world is beginning to recognize the incredible opportunity that is called Argentina. The secret is out and now is the question how are you going to capitalize on this gem that won’t remain hidden for long?
