1. Why can't I see my listing yet?

Every listing is verified by our internal staff to make sure that the content and photos meet our web sites guild lines. This is done manually so it may take up to 48 hours to complete this verification process. You will be notified by email immediately once this process is complete.

2. How much information should I give to a prospective buyer?

The purpose of advertising your property on the internet is to inform and to attract the buyer to you. There are a few lines of thought regarding this issue so we will take a look at both points of view.
The first point of view is to put all of the information in the advertisement including lots of pictures and even videos. This has it's pros and cons. First of all the potential buyer will get all of the information up front and when they decide to contact you regarding the property they will be serious buyers. Most of their questions should be answered and they should be ready to talk seriously about the property and be ready for an inspection. The cons with this point of view is that even with the greatest information and the best pictures of the property it may keep some potential buyers away because they not see the information in the way it was intended.
The other point of view is give a few good photos of the property and a brief property description summary. This will attract a much larger buyer group asking for additional information and pointed questions. Then through that process the buyer will specify what their needs are and the job of the seller is to tell the buyer how their property fulfills their needs. The cons are that this approach is more hands on and time consuming as you will find that most potential buyers are asking similar questions.

3. How can I make my listing available in multiple languages?

We automatically provide a translation tool for the languages that we offer. However this is a free tool and with any translation tool it isn't perfect. We would suggest that if you would really like that your property information be seen in the best light then you use a professional translation service. There are many to choose from so we recommend finding one the specializes in the language you are dealing with.

4. How can I communicate with buyers who write to me in different languages?

There are many free translation tools on the internet. They are probably adequate for general communication purposes and should be considered as a first option. But as the transaction continues it is always best to us a professional translation service when it comes to legal documentation and finalizing any agreement so that both parties are 100% clear as to how the transaction will proceed.

5. How can I contact potential buyers looking for the property that I am selling?

Once your property has been verified by our internal department we will immediately send your property information to buyers who's property search matches your property (depending on how often they want to receive these updates it may take up to a week to contact some potential buyers). The interested buyers will then log onto the web site and get in contact with you directly if they are interested in learning more about the property that you are offering.
Once buyers have contacted you then you work with them directly to sell the property.

6. When I am buying a property who should I ask to get legal advice?

We recommend that every time you are dealing with real estate both domestically and internationally you seek legal advice from a competent lawyer who knows real estate law and knows the area in which you are dealing with. If you go out on your own you are at risk. Make sure that the lawyer reviews every document and communication between you and the seller to make sure the seller is following the laws of the country you are dealing with. Also keep in mind that a competent lawyer will be able to make sure that you are protected as you move forward with any real estate transaction.
Many of you may think that if the seller has a lawyer that is good enough for you, but we recommend that you always get your only legal advice so that they can explain to you the laws of the country that you are dealing with. Many time the sellers lawyer will not take the time to explain these important details to you.

7. What should I ask sellers when I am considering purchasing an international property?

  1. What are the laws governing a foreigner from buying real estate in the country?

  2. If you are seeking financing, what are the options as a foreigner? Is there seller financing?

  3. What are the property taxes?

  4. Ask about the general area.

  5. Ask for a copy of the property title to verify the information that the seller is giving you.

  6. Ask if they offer escrow/title companies services.

8. How can I avoid potential scam artists?

Before going into much detail about this subject just understand that most of the properties listed for sale are done by legitimate sellers and their representatives. Here at World Wide Property Sales we take this very seriously and so we will do our best to filter out these kind of individuals. With that said there are a few exceptions to every rule and so here are a few guild lines to help keep you safe.
First a foremost is to always listen to what you gut is telling you. If you feel like the person that you are dealing with can not be trusted then don't.
Next would be to seek the assistance of a competent professional lawyer that is not related to or recommended by the seller in any way. You will want to ask for a copy of the property title so that you and your lawyer can review the documentation. Ask for references, and copy of professional licenses to know who you are dealing with along with phone numbers. Do not send money without having checked out the laws regarding real estate transactions and use an escrow company every time if this service is offered.
As a seller be careful of check fraud. Any funds should be wire transferred using a quality title company not western union. If the buyer insists on using a check make sure that the funds clear before proceeding. We had a seller almost fall for this trap as the buyer said that they sent them too much money and so they were pressuring the seller to send the overage back immediately. The seller waited to see if the funds cleared even though his bank credited the funds in his account and in the end the funds did not clear...the buyer disappeared. If he would have sent the overage ($160,000 US dollars) back immediately then the seller could have potentially been in a very bad situation.
Again if something doesn't add up, if your gut is telling you to be careful...LISTEN.

We do not offer international escrow services at this time, but check back with us as we plan on adding this service at a later date.

11. What is the cost to list a property?

There is a flat one time fee of $27.95 $9.99 US dollars to list with World Wide Property Sales unless posted otherwise on the web site. The fee covers the listing until sold. We do ask that you visit your page to renew the listing every month or the listing will automatically expire.
